VIOLET TOWNSHIP BOARD OF ZONING APPEALS
Notice of Public Hearing

The Violet Township Board of Zoning Appeals will hold a Public Hearing at 7:30 p.m. on Thursday, April 18, 2024 at the Violet Township Administrative Offices located at 10190 Blacklick Eastern Road, Pickerington to consider the following:

Case VAR-24-02- an application for variance filed by Vincent Vatri for property located at 10286 Busey Road, Canal Winchester owned by Greenbridge Company, 2757 Johnstown Road, Columubus, Ohio.  This application requests variances from the provisions of Violet Township Zoning Resolution Section 3AA4-05(A)(2) to allow the construction of a detached accessory building with a floor area that will exceed the floor area permitted for an accessory building on a lot greater than one acre in area; and a variance from Section 3AA4-05(A)(4) to allow the height of a detached accessory building to exceed the height of the home’s highest peak or ridge.

Case VAR-24-03 an application for variance filed by Leslie and Dora Moore for property located at 7097 Ribault Drive, Pickerington, Ohio. Pursuant to Violet Township Zoning Resolution Section 3V3-01(D)(1), this application requests a variance from the provisions of Section 3V3-01(B) to allow the construction of a deck that is to be placed closer to the rear property line than permitted in the Heron Crossing West Planned Residential District. 

Case CU-24-01: an application for Conditional Use Permit for an Expanded Home Occupation filed by Jose M. Villanueva Madrid for property located at 7915 Fairlawn Drive, Pickerington, Ohio owned by Jose M. Villanueva Madrid and Mayra D Figueroa Mancia.  Pursuant to Violet Township Zoning Resolution Section 3A1-02(9) and Section 3AA5 this application requests a Conditional Use Permit to conduct a home occupation from the residence located at 7915 Fairlawn Drive, Pickerington.

Case VAR-24-04 an application for variance filed by Jose M. Villanueva Madrid for property located at 7915 Fairlawn Drive, Pickerington, Ohio owned by Jose M. Villanueva Madrid and Mayra D Figueroa Mancia.  This application requests variances from the provisions of Violet Township Zoning Resolution Section 3AA5-03(B)(8) to allow non-resident of the dwelling and non-family members to participate in a home occupation; Section 3AA4-05-03(B)(12) to allow more than one motor vehicle that is used in a home occupation to be parked, stored or kept at the residence at any one time; Section 3AA4-05-03(B)(14) to allow trailers or similar vehicle or equipment that is used by a resident in their home occupation to be parked or stored at the residence at any one time; and Section 3F1-01(D) to allow outdoor storage or parking of commercial vehicles including trailers within a residential district.

Case VAR-24-05 an application for variance filed by an application for variance filed by Carl and Alexandria Whims for property located at 9913 Doty Road, Pickerington.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3AA4-05(A)(2) to allow the construction of a lean-to addition to a detached accessory building approved by variance Case VAR-23-21. which will result in a floor area that exceeds that permitted for an accessory building on a lot greater than one acre in area.

This application is available for examination from Friday, April 5, 2024 through Thursday, April 18, 2024 inclusive, Mondays through Fridays, excluding legal holidays, during the hours of 8:00 a.m. to 4:30 p.m. at the Violet Township Administrative Offices, 10190 Blacklick-Eastern Road, Pickerington, Ohio 43147.
