VIOLET TOWNSHIP BOARD OF ZONING APPEALS

Notice of Public Hearing

The Violet Township Board of Zoning Appeals will hold a Public Hearing at 7:30 p.m. on Thursday, January 20, 2022 at the Violet Township Administrative Offices located at 10190 Blacklick Eastern Road, Pickerington to consider the following:

 Case Number 01-VA-2022: an application for variance filed by Patricia G. Hunter, Trust Successor for property located at 9851 Meadow Wood Drive, Pickerington, owned by William F. Hunter or Patricia G. Hunter, Trustees.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3B2-06 to allow the construction of a deck that is to be placed closer to the rear property line than permitted.

 The continuance of Case Number 35-VA-2021: an application for variance filed by Gregory Groves, The Ugly Mug, 9215 Basil Western Road, Canal Winchester (Parcel # 0370211730), owned by The Ugly Mug Bar and Grill, LLC, 9645 Basil Western Road, Canal Winchester/Gregory Groves 6600 Brick Court, Canal Winchester.  Pursuant to Violet Township Zoning Resolution Section 3AA6-02(D)(1-3), this application requests variances from CEDA Development Standards Sections: 1.02(b)(2) to allow production areas, service areas, and loading zones not to be screened from adjacent property lines and existing public right-of-ways; 1.02(c)(4) to allow poles for parking lot lights to be shorter than required in the CEDA Development Standards; 1.02(c)(11) to allow wall mounted lighting to be a different type of fixture than permitted; 1.03(h)(2) to allow a wall mounted sign to exceed the permitted sign area; 2.03(a) to allow parking bays to contain more than 12 spaces in a single row; 2.03(c) to allow more than 50% of total parking spaces to be located at the side of the structures; 2.03 and 2.03(d) to allow parking areas to have no landscaped tree islands; 2.03(e); to allow drive lanes to be placed closer to a right-of-way, and side and rear property lines than permitted; Section 2.04(c) to allow the exterior walls of the structure to have less than 80% natural material; 3.03(a) to allow parking areas to be placed closer to the side and rear property lines than permitted; 3.04(e) to allow a building not be constructed on a continuous, permanent foundation and to instead, allow a pole building.

These applications are available for examination Thursday, January 6 through Thursday, January 20, 2022, inclusive, Mondays through Fridays, excluding legal holidays, during the hours of 8:00 a.m. to 4:30 p.m. at the Violet Township Administrative Offices, 10190 Blacklick-Eastern Road, Pickerington, Ohio 43147.
