VIOLET TOWNSHIP ZONING COMMISSION
NOTICE OF PUBLIC HEARING

 The Violet Township Zoning Commission will hold a Public Hearing on Tuesday, February 21, 2023 at 7:00 p.m. at the Violet Township Administrative Offices, located at 10190 Blacklick Eastern Road, Pickerington to consider the following:

The continuation of Case Number 04-ZC-2022: an application for rezoning filed by M/I Homes of Central Ohio, LLC, 4131 Worth Ave., 3rd Floor, Columbus, Ohio 43219 for a 15-acre portion of the property identified as 7110 Refugee Road, Pickerington, Ohio 43147 (Fairfield County Auditor’s Parcel No. 0360091000), located on the north side of Refugee Road, south of Heron Crossing West (the “Property”), owned by Ricketts Family Fairfield Farms Ltd, c/o Carla Moore, 495 S 3BBB’s & K Rd, Galena, Ohio 43021.  This application proposes to amend the Violet Township Zoning Resolution by amending the Violet Township Zoning Map to rezone the Property from the R-2, Single Family Residential District to the PD Planned Residential District to accommodate a 40-lot single-family subdivision.  This application also requests divergences.

The continuance of Case Number 05-ZC-2022: an application for rezoning filed by LeVeck Commercial Construction, 625 Eastgate Pkwy, Gahanna for 21.85± acres on the south side of Basil Western Road, west of Amanda Northern Road consisting of the following parcels: Parcel 0370211720 (Basil-Western Road NW, Canal Winchester, OH 43110), 9.24 acres owned by Francis X. Maloney III; 3.44 acres of Parcel No. 0370210900 (Basil-Western Road NW, Canal Winchester, OH 43110), owned by Francis X. Maloney III; Parcel Number 0370211731 (Basil-Western Road NW, Canal Winchester, OH 43110), consisting of 3.633 acres owned by Gray Securities LLC; Parcel Number 0370211730 (Basil-Western Road NW, Canal Winchester, OH 43110), consisting of 3.631 acres owned by The Ugly Mug Bar and Grill, LLC (together known as the “Property”).  This application requests to amend the Violet Township Zoning Resolution by amending the Violet Township Zoning Map to rezone the Property from the M-2, Limited Manufacturing District; C-2, Limited Commercial District; and R-2, Single Family Residential District, to the Planned Business and Industrial District to allow manufacturing, warehousing/storage and transportation, and logistics services as well as conditionally permitted uses as provided in the proposed Zoning Text.

These applications are available for examination Mondays through Fridays, excluding legal holidays, during the hours of 8:00 a.m. to 4:30 p.m. at the Violet Township Administrative Offices, 10190 Blacklick Eastern Road, Pickerington. The person responsible for giving notice of this public hearing by publication is Kelly Sarko, Violet Township Zoning Inspector. 

After the conclusion of each of these public hearings, the matters will be submitted to the Violet Township Board of Trustees for its action.
