VIOLET TOWNSHIP BOARD OF ZONING APPEALS
Notice of Public Hearing

The Violet Township Board of Zoning Appeals will hold a Public Hearing at 7:30 p.m. on Thursday, May 16, 2024 at the Violet Township Administrative Offices located at 10190 Blacklick Eastern Road, Pickerington to consider the following:

Case VAR-24-06: an application for variance filed by Joseph Bittinger, Jr. for property located at 13052 Ault Road, Pickerington, owned by Karen and Joseph Bittinger, Jr.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3AA4-05(A)(2) to allow the construction of three detached accessory structures which in combination with one or more accessory buildings will exceed the total floor area permitted for accessory structures on a lot greater than one acre in area.

Case VAR-24-07 an application for variance filed by Danijel Milic, 8204 Hot Springs Drive, Pickerington for property located at 11352 Millwood Terrace, owned by Robert Himes Pursuant to Violet Township Zoning Resolution Section 3V3-01(E)(1), this application requests a variance from the provisions of Section 3V3-01(C)(9) to allow the construction of a deck that is to be placed closer to the rear property line than permitted in the Springcreek 3 Planned Residential District. 

Case VAR-24-09: an application for variance filed by Ghassan Suleman, G and M Realty LLC, 5100 Montcroft Drive, Hilliard for property located at 12335 Thoroughbred Drive, Pickerington. Pursuant to Violet Township Zoning Resolution Section 3V3-01(E)(1), this application requests a variance from the provisions of Section 3V3-01(C)(9) to allow the construction of a deck that is to be placed closer to the rear property line than permitted in the Bentwood Farms Planned Residential District. 

The continuation of Case CU-24-01: an application for Conditional Use Permit for an Expanded Home Occupation filed by Jose M. Villanueva Madrid for property located at 7915 Fairlawn Drive, Pickerington, Ohio owned by Jose M. Villanueva Madrid and Mayra D Figueroa Mancia.  Pursuant to Violet Township Zoning Resolution Section 3A1-02(9) and Section 3AA5 this application requests a Conditional Use Permit to conduct a home occupation from the residence located at 7915 Fairlawn Drive, Pickerington.

The continuation of Case VAR-24-04 an application for variance filed by Jose M. Villanueva Madrid for property located at 7915 Fairlawn Drive, Pickerington, Ohio owned by Jose M. Villanueva Madrid and Mayra D Figueroa Mancia.  This application requests variances from the provisions of Violet Township Zoning Resolution Section 3AA5-03(B)(8) to allow non-resident of the dwelling and non-family members to participate in a home occupation; Section 3AA4-05-03(B)(12) to allow more than one motor vehicle that is used in a home occupation to be parked, stored or kept at the residence at any one time; Section 3AA4-05-03(B)(14) to allow trailers or similar vehicle or equipment that is used by a resident in their home occupation to be parked or stored at the residence at any one time; and Section 3F1-01(D) to allow outdoor storage or parking of commercial vehicles including trailers within a residential district.

 These applications are available for examination from Friday, May 3, 2024 through Thursday, May 16, 2024 inclusive, Mondays through Fridays, excluding legal holidays, during the hours of 8:00 a.m. to 4:30 p.m. at the Violet Township Administrative Offices, 10190 Blacklick-Eastern Road, Pickerington, Ohio 43147.
